Our Direct Proactive Marketing System is designed to do one thing: achieve a high sales price for our clients. The strategy is time tested and very effective. Just like a rare piece of art or a classic automobile, our DPMS systematically creates an auction-like environment that leads to multiple offers “bidding” against each other to push the sales price to new highs.
Because we strive to set new market highs when clients list their properties for sale with us, there are only a limited number of “motivated” buyers. Our Direct Proactive Marketing System is designed to seek out those motivated buyers (not those on low-ball fishing expeditions) and compel them to write competitive high-priced offers.
Our success is evidenced by the past sales of our exclusively listed properties. The average marketing period was 74 days and we’ve achieved a sales price equivalent to 95.5% of the listed price, most of the time selling our clients buildings at or above the previously set market high.

MARKETING BRIEFING: The members of Solomon Capital Advisors, YOUR TEAM, are presented with a complete marketing package and briefed by Tony Solomon and/or one of Solomon Capital Advisors’s local area professionals. During this meeting, the other team members are given the specific and unique “benefit points” that will help enhance the probability of selling your building at a higher market price to potential buyers. By thoroughly understanding the “story” behind the numbers, we’re able to educate the buyers about hidden value that might be missed. Because of this, our clients’ listings have generated very high offers based on the “standard” market indicators. We don’t just tell buyers about properties, we lead them to write higher offers.
PRIORITY MARKETING CALLS: This is our most important tool for achieving motivated, higher-priced offers for our clients. Using our team approach, each member will begin direct phone call marketing to their specific market areas. Since each member makes 50 to 100 calls a day, approximately 300 to 600 potential buyers can be contacted within the first few days. Pre-qualified investors who have been actively looking for properties are contacted first. This means that our clients’ listed properties quickly get to the motivated buyers first. This pool of buyers consists of investors tracked by our exclusive Solomon Capital Advisors relational database. The database is designed to match potential buyer requirements with our clients’ properties. Because of our team volume of calls, we are constantly in contact with new investors looking for properties to buy. These new investors are routinely added to our existing database, and because we understand and can communicate a properties’ “benefit points”, we enhance our clients’ probability of finding the right buyer that will pay a higher price.
DIRECT MAILING: A team mailing campaign targeting real estate investors and utilizing attention grabbing post cards while highlighting a property’s benefit points, can be created to back up the direct phone call marketing. Because we tend to have several different clients’ properties listed at once, we are able to effectively direct mail to local investors of each property as well “out of the area” investors who may be looking to buy outside their current area of ownership. Many times out of the area buyers are willing to pay higher market prices. This is because, traditionally, out of the area buyers tend to favorably weigh the benefits of a new area. It’s the old adage; “inside money looks out, outside money looks in” and thus, this can lead to higher-priced offers.
PRINT ADVERTISEMENTS: Strategic print advertisements with “teaser tags” can be placed in selected regional and national newspapers (Wall Street Journal, Los Angeles Times, Los Angeles Business Journal, Korean Times, etc., as well as appropriate out of state newspapers), to increase the properties’ awareness. Furthermore, because Solomon Capital Advisors is multi-lingual we can place ads in several foreign language papers, thus further increasing the properties’ exposure, which can lead to a higher price.
LEVERAGING THE NETWORK: Professional real estate network contacts can be advised about our newest listings to see if they have any motivated buyers that need to place time-sensitive funds to buy your property. Through years of brokerage experience this professional network has grown to consist of escrow officers, title reps, lawyers, accountants, appraisers, lenders, mortgage brokers, and many more that have contacts with motivated buyers and can be “leveraged” to increase the marketing awareness.
BROKER FORUM: A multi-media presentation, complete with property benefit points, multiple color photos, income and expense analysis, price levels, location description and financing options can be designed and presented by Solomon Capital Advisors at Los Angeles’s premier broker forum. This powerful, monthly broker forum can attack over 200 of the most active agents and buyers in the area - And because our firm sponsors the event, our clients can get preferential presentation placement, further enhancing their properties’ marketing – which can lead to a higher price.
PROPERTY WEBSITE: For clients that list with us, a dynamic web-site, highlighting the benefit points can be developed and launched. Our individual property web sites serve a dual marketing purpose. First off, we use “buzz” oriented words that can be easily found by search engines all over the world – enhancing the properties’ exposure. Secondly, we can direct motivated buyers and agents to the individual property web site so they can gain valuable information about the property. Our web sites have helped create value to our clients’ properties by elevating their exposure beyond the standard monochromatic one page “set-up” sheet most often used by the industry and have lead to higher sales prices.
E-MAIL CAMPAIGN: For certain properties, a local, regional and or national direct email campaign can be initiated that can include sending over 75,000 carefully crafted emails to motivated buyers and agents. Creating a benefit point-oriented direct email strategy has greatly enhanced many of our marketing campaigns for our clients and helped drive up prices on some of our sales. This almost-instant marketing tool has allowed us to get our clients’ listed properties into the hands of buyers and sales agents all over the country much faster then ever before. Because this is a member-affiliated service, only motivated buyers and agents that have signed up for it receive these e-mails, thus reducing spam and increasing the odds that our clients’ properties our viewed on a priority basis.
MULTIPLE LISTING SERVICE: To supplement our more direct marketing tools we can utilized the various web-based multiple listing services (MLS). Traditionally oriented toward the single family home market, the MLS is a much more passive marketing system and not one that we rely on. Other, more commercial oriented member based listing services, can be utilized such as such as Loop.net, Costar, Property View, and more. Although, they can be somewhat helpful for exposure, the MLS or other related sites are not true marketing tools. We have learned through experience not to rely on these passive methods to generate our higher priced offers.

SIGNAGE: Although one of our least used tools, if a client desires, we can and have used signage to promote a property for sale. In some instances where the benefit greatly outweighs the risks, we will consult our clients about the possibility of using professional signage to enhance exposure. However, no method of marketing will be undertaken without consulting the client first.
COMMUNICATION:
Solomon Capital Advisors places the highest priority on client communication. After all, we’re a team. It is our practice to communicate with clients on a systematic and regular basis discussing the status of our campaign and the feedback from our efforts. This way our clients maintain control of the process and if modifications need to be made, they can be done with minimal disruption to the marketing efforts.
